My standard marketing package includes the power of four websites which accomplish that even while I am sleeping. In addition, I utilize local print media to introduce your property to Sedona’s visitors who might be considering relocation to the area. My marketing also includes the very important tool of networking, both to local agents and anyone else who will listen. My philosophy? If no one knows your property is on the market, how can they possibly want to buy it?

  • I will be your guide through the entire selling process. My services begin with our introductory conversation and do not conclude until you tell me we are done! That includes our initial interview, the review of comparable sales and listings for establishing a fair market value range, the recommendation for an appropriate list price, staging recommendations for enhanced presentation of the property, monitoring and communicating the market trends, monitoring and communicating showing feedback, recommendations for adjustments in the listing strategy to generate an acceptable offer, confirming the qualification of buyers presenting offers, the negotiation of the purchase agreement, the coordination of all details during the transaction including reviewing inspection reports, coordinating repairs and other due diligence, and insuring that you meet all deadlines and other commitments of contract.

  • I bring a solid knowledge base that can only be obtained through extensive experience. How long did it take you to become an expert in your field? I have been a full-time Sedona real estate agent since 1989. That means I have transacted literally hundreds of real estate sales. And even with that much experience I continue to learn something new with almost every transaction. Every combination of property, buyer and seller are different, but many of the challenges are related. I can anticipate the possible obstacles to a successful transaction before they happen. And I have compiled a list of competent vendors and other resources to assist me in resolving issues that will inevitably arise. Like Verizon Wireless says, “Your problem becomes my problem.” And I take that very seriously.

  • I bring an intimate knowledge of the inventory. I am constantly viewing and showing Sedona real estate. That means I know the properties competing with yours and how buyers are responding to them. This knowledge helps me to assess your property for an appropriate pricing strategy and staging so that it will be more positively received by the buying public. In summary, I know Sedona real estate so you don’t have to! That is the honest truth.

  • I have studied negotiating strategies and have skills that will assist you in reaching a successful close of escrow. The purchase and/or sale of real estate can be a highly emotionally charged experience. Combinations of personalities and motivations for buying and selling do not always gel between buyer and seller. I have studied negotiating and conflict resolution so that I can more effectively represent your interests at the time of contract negotiation, repairs negotiation, and beyond.
